Going straight to a builder means that you miss out on the most important design stage. Without a finessed design, it is impossible to accurately forecast how much you will spend or exactly what your are going to end up with. Systematically working through detailed construction drawings will highlight clashes and potential problems long before the first sledgehammer is wielded, changes onsite are costly, in the words of one of the great modernist architects, Frank Lloyd Wright
